
Has anybody used the “flat mls” service to sell house?
You know, the one that is part FSBO, part MLS. Any good or bad experiences?
What site are you talking about?
If you pay to go on the MLS, make sure its THE mls and not some immitation site. The MLS will get your home on Realtor.com and in front of Realtors.
If you absolutely must sell your home yourself then i would advise using one of those companies that will list your home on the MLS for a flat fee – usually around $350 or so. Please remember, this is the fee to get it on the MLS, you may also want to offer a co-broke of 3% or more if you want Realtors to bring buyers to your home. Legally speaking, if a Realtor knows a home is for sale and is suitable for their clients they are suppose to show them the home regardless of the commission, but how exactly is anyone going to prove it?
In this market you need a Realtor. But be careful, its not “a” Realtor you need but a “Good” Realtor. Don’t think that Realtors are all the same because they are not. Select your Realtor very carefully as you will most likely be in a minimum 6 month contract and once you sign it, your stuck! But do be aware of all the paperwork, legal costs, etc etc etc. Theres a reason we have E&O insurance – its because mistakes can be very costly.
