How Flat Fee Listings work
Many sellers don’t realize that they can market their property on the MLS without paying high commissions to the listing broker. Using a Flat Fee Listing Service is a great way to market FSBO using the resources of websites like the Pikes Peak Multiple Listing Service, Realtor.com, Zillow.com and others that are affiliates of PPMLS.
There is a smorgasbord of Flat Fee Listing Companies out there that offer different levels of service depending of the level of fee you want to pay. Some of the differences are the number of photos they upload; some put up a minimum number and charge for extra. What the customer doesn’t know is that the PPMLS allows for 16 photos and it doesn’t cost the Realtor any extra whether they upload one or all sixteen. So when you are shopping for a flat fee listing service, make sure that you are getting the maximum number of photos without being charged extra! Also, take a look at some of the listings the company puts up. Do the photos look professional or are they too dark and tilted? Buyers like to see photos of the property and will click on the property with the most photos. Make sure they are looking good!
BUYER’S AGENT COMMISSION: All listings are subject to the policies of the MLS. All Colorado MLS systems require that listings on their systems offer a buyer-agent commission. However, the amount of commission you offer a buyer’s agent is completely up to you (Anti-trust law prohibits the MLS from specifying how much commission you should offer). If there is no agent involved in your sale, you will not pay a buyer-agent commission.
REPRESENTATION: Under this service you are responsible for all showing arrangements with buyers and/or buyer-agents. You will also handle your own offer negotiations and all communications with buyers and/or agents. Once you have accepted an offer, you will arrange your own escrow and closing with a title company of your choice.
