
How to Sell a House in this Down Real Estate Market without Using a Real Estate Agent – Part 1
How to sell a house by owner is a way a lot of real estate investors sell their houses. Before I share with you the many ways to sell a house without a real estate agent, you need to know basic fundamentals first. As a real estate investor, I have never utilized a realtor to buy or sell virtually any formerly lived in home. To be truthful, realtors just slow down the process, and they also want excessive amounts of money for doing so.
Informed real estate investors roll their own sleeves up and get the job done by themself, and quite often, at least for myself, I get a quick house sale. Obviously, there is always that one home that requires longer to sell than anticipated, and there’s usually that one house that I imagine will take a long time to sell and it sells in just one day, but customarily I sell them within just days or a couple of weeks. I even offer a strategy that sells a property in 9 days.
Are you aware that roughly 80% of the homes sold are sold to individuals who currently are now living in the same neighborhood? So doesn’t it make sense to let every person close to your neighborhood know that your home is For Sale? It could take a little bit of work on your part, but if all goes as planned, that bit of work may yield great results.
A good number of FSBO’s, despite the fact that the owner of a house is trying their best to sell, a good number of them are not aware of the ways to sell a residence by owner. I would say that a large number of them sell as a FSBO because they are making the effort to save the realtor commission. I don’t blame them, but many don’t know how to sell a house just like the real estate investors do it.
WHAT I DO IS THIS: I place anywhere from 1 to 4 hand painted signs in the front yard. I then create pamphlets that tell every thing a potential buyer must know about the home, and about how I am selling it. I affix the flyer box to the front porch, or on a stake near the front door. Always keep the box full of flyers, don’t allow it to run out of flyers like most realtor flyer boxes, and always make people get out of their vehicles and walk up towards the front of the house to grab a pamphlet. Why? Because, if the house is vacant, I really want to lure every prospective buyer to gaze through the windows for them to get a closer look. Always leave your blinds or curtains open.
You will not believe this, but I go to a sign shop and I purchase white blank coraplast signs, the size of a usual realtor sign. I invest in different color paint pens from an arts and crafts store. Next, I head over to the hardware store and purchase an aerosol can of pink florescent paint. Lastly, I hand-paint a sign in a variety of colors and I spray the edges with the pink florescent paint. It sticks out like no other sign! Plus, it is extremely important that potential buyers believe they’re interacting with an novice homeowner. Then, I place the signs in the front yard and on all four corners of the four major intersections near my house. I splatter the neighborhood with the signs so nearly everybody driving within one mile of my house is aware it is For Sale.
The pink florescent boarder on the white signs with all the colorful words just draws your eyes to it. It just dares buyers to come have a look. ALWAYS have your phone number on the signs and have arrows directing people right to your front door. Every buyer that has purchased a home from me in the last 9 years, was found by my signs. I almost always place an ad in the classified section of the local paper too, but never have I sold a property through the paper. I keep trying, but no luck yet. Maybe someday I will get lucky!
