Walk outside across the street and see what your house looks like to someone just driving up. Spiff up the landscape- cut back any bushes or such that hide windows or doors or nice features. Touch up paint and replace any boards you need to- make sure even the mailbox looks good.
Walk up to the front door and stand there in the middle of the afternoon for four or five minutes and get an idea of what it would be like for a buyer to wait for you to let them in.
Get a friend to come over and smell your home and tell you if if you need to do some heavy cleaning. Smell is a very strong motivation.
Most people need to get rid of about half their possessions so that their home does not show so small. You need to remember that most people bring their whole family over to look at your home- so you need lots of room for them to stand and walk.
Clean clean and clean some more. Clean the windows, the oven, the carpet, the tile, the toilet, the garage- everything.
List with a good local agent that knows your area. Price the house well and don’t leave a large amount of room to negotiate. Once someone decides your home is the right home for them- they will usually agree to pay very near your price if you have it priced right- and by doing this you will get a lot more activity than the majority of people that puff up their price to allow for a lot of negotiation room.
